Residential Building Surveys

Comprehensive and accurate inspections for both residential and commercial properties.

​​Our Surveying services include:

  • L2 Home Buyer Reports and L3 Building Surveys: A detailed inspection of the property's condition, including any defects or issues that may need attention. The report is prepared using an authorised RICS template.

  • Condition Surveys: We provide detailed analysis of any defects or issues that are identified during the inspection, along with recommendations for repair or maintenance. The extent of the survey and level of detail will be agreed prior to the survey, but any level of service will offer a technical building pathology assessment of the building.

  • Measured Surveys: Concise building measurements taken with suitable equipment, then developed into architectural plans and elevations for Client use. 

​Our reports are easy to understand and provide clear, actionable information that you can use to make informed decisions about your property.

Housing Disrepair & Expert Witness

We offer professional and reliable surveys to help tenants and landlords identify and address issues related to housing disrepair. Our surveys are fully compliant with the Civil Procedure Rules (CPR35), and refer to the relevant legislations.

​The Landlord and Tenant Act 1985 outlines the responsibilities of both landlords and tenants to maintain the condition of a property. 

Our housing disrepair surveys can help identify any issues with your property, including damp, mould, structural problems, and issues with electrical or gas systems. 

​In addition to meeting the requirements set out for CPR35 compliant reports, our reports are clear, concise, and provide detailed recommendations for any necessary repairs or remedial action. We understand the importance of prompt action when it comes to housing disrepair issues, and we strive to provide fast and efficient service, with quick turnaround times for our reports.

  • We are HHSRS Survey qualified.

Commercial Building Surveys

  • We offer inspections and surveys for commercial properties, including offices, retail spaces, and industrial buildings. This may be Condition Surveys for existing building stick, Scoping Surveys for prospective works, or Technical Quality Assurance surveys for works in construction phase. The surveys will be supported with the preparation of a technical photographic survey report. 

  • We are qualified to act in the role of NEC3 ECC Supervisor for construction projects. 

  • Drone Surveys: We use state-of-the-art drone technology to provide detailed aerial inspections of properties, roofs, and hard-to-reach areas.

  • Measured Surveys: Concise building measurements taken with suitable equipment, then developed into architectural plans and elevations for Client use.

Project Management

We have in depth experience of managing small to medium sized projects ranging from refurbishments, to extension and new build. 

We have familiarity and experience with using JCT and NEC ECC forms of contract. 

Our staff include Chartered MCIOB Construction Managers.

Coming in 2025:
FRA EWS Services

We have completed the RICS Accredited FRA EWS course and expect to be qualified by mid 2025, we are currently completing on site training with qualified partners to ensure that we have the necessary experience. This will enable us to offer a comprehensive PAS 9980:2022 Compliance Service:

  • A thorough assessment of your building to identify any areas of non-compliance with PAS 9980:2022, highlighted within our FRAEW report and presentation.

  • Arrange for the inspections of the buildings cladding materials used, to ensure they meet the fire safety requirements set out in PAS 9980:2022.
